As Oy Satakallio
As Oy Satakallio is a housing association built in 1963. When it was completed, As Oy Satakallio was the largest housing company in Finland with 750 apartments. There are currently 788 apartments.
This property, consisting of four residential buildings, located in Alppiharju, Helsinki, underwent extensive and comprehensive renovation of the exterior areas. In total, the area of the courtyard decks to be renovated was approx. 3500m², and the area of the courtyard areas to be renovated was approx. 6250m².
The main content of the patio deck renovation was:
- The surface structures of the underground yard areas were renewed
- The yard deck structures were completely renovated (the yard deck surface structures were dismantled up to the load-bearing concrete slab)
- The underspending of the buildings / the entrance recesses of the stairwells were renovated as part of the yard cover
- The asphalting and paving of the yard areas were renewed
- The street and courtyard facades were renovated
- The windows and doors of the street and yard level business premises were renewed
- The yard deck equipment was renewed; playground, bike shelters, waste collection, etc.
- Separate sitting areas were built on the courtyard deck; pergolas
- The green areas and planting basins were renewed
- The lighting of the patio deck and yard areas was renewed
- The stairs leading from Aleksis Kive street to the patio were renewed
- The parking garage under the courtyard and the houses was renovated
- A charging system for electric cars was built in the parking spaces
After the comprehensive renovation, the appearance of the yard areas changed a lot and the end result was more than expected; the comfort of the yard areas improved significantly.
The apartments were in normal use by the residents throughout the renovation, and the massive work in the yard areas caused changes to the residents’ routes, which also required accurate working time and work planning. It was important to guarantee safe passage for residents and visitors throughout the project.
The work started in March 2023. The originally planned completion was scheduled for the end of October 2024, but the final inspection of the object was already held in June 2024. The work progressed well throughout the project and the yard areas were handed over to the building company earlier than agreed. The cooperation with the supervisors, designers, building company and partners went flawlessly, which supported success in every phase of the project.
”The job went well and on schedule. The arrangement was kept. The information for the property manager and the residents worked well”, also comments the site’s property manager Eero Vesterinen on the overall successful project.
